About us

Property management, done personally.

Epsilon was founded to give associations and property owners a management partner that is responsive, transparent and close to the communities it serves.

Our story

Modern tools, personal service.

We started Epsilon after seeing how often boards and homeowners were left waiting for answers. Our idea was simple: one dedicated manager per community, honest reporting, and a real person on the phone when something goes wrong.

We’re growing carefully, taking on communities only when we can give them the attention they deserve. Our goal is to be the management company boards recommend to their neighbors.

The Epsilon experience

Three experiences, one standard.

A community runs well when the board, the homeowners and the management team all have a good experience. We plan our work around all three.

01

Board experience

Clear agendas, monthly financials and a manager who follows through, so serving on the board takes less of your time.

02

Homeowner experience

Quick answers, simple payments and an easy way to send requests or get documents, from one team that knows your community.

03

Team experience

A well-trained, well-supported team stays longer, so the manager who knows your community stays too.

Why boards choose Epsilon

Hands-on operations. No-surprises reporting.

One manager who knows your community

The same person runs your account every day, not a rotating roster of names.

A real person answers at 2 a.m.

Emergency calls go to our own on-call staff, not an answering service.

Financials boards can actually read

Clear monthly reports, plus up-to-date budget and delinquency figures whenever the board asks.

A second set of eyes on every plan

Inspections, renewals and deadlines are tracked centrally so nothing slips.

Leadership and team

The people behind your community.

We’re a small, hands-on team. Every community works with the same people, who get to know its buildings, board and residents.

Community managers meeting around a table

Community managers

Your day-to-day contact. They run board meetings, oversee vendors and answer homeowner questions.

Tablet showing financial charts on a desk

Accounting team

Technician checking building systems with a tablet

Maintenance coordination

Schedules repairs, manages emergency calls and follows every job through to completion.

Our commitments

What every client can count on.

More about how we work
01

An answer within one business day

Every email and call from a board member or homeowner gets a reply by the next business day, even if the full answer takes longer.

02

Our proposal lists every fee upfront, including copies, mailings, meetings and resale documents. No surprises on the invoice.

03

We check licensing and insurance before any vendor works in your community, and review their performance regularly.
